A buyer list for the top of the luxury market

BillionaireList gives luxury real estate agents, brokerages and developers a prospect list of every living billionaire, filtered by the city they live in. Each row carries the latest net worth, the date it was published, the source link, the industry and the company behind the fortune. It covers the $1 billion tier only and sells no contact data.

A $25 million oceanfront estate or a full-floor penthouse has a buyer pool of a few hundred people in any metro. Most of them never answer a mailer. The agents who close these sales know the pool by name, know who just sold a company or took one public, and reach each principal through a banker, an attorney or a friend. That is the job this list is built for: a short, current, sourced roster of the people who can write the check, so your time goes into research and introductions instead of guessing.

What you get for each prospect

Six things that turn a name into a planned approach your broker of record can stand behind.

Residence city filter

Open the list for one city, such as Palm Beach, Greenwich or Atherton, or widen it to the whole country and add an industry or a minimum net worth.

Dated net worth

Every figure shows the date it was published. A buyer whose fortune jumped after an IPO this quarter reads very differently from a number that is a year old.

Source you can cite

The publisher and the original URL travel with each row, so a partner or a developer client can check the number before a pitch.

Company behind the fortune

Industry and source of wealth point you to the family office, the operating company or the board seat that is the realistic route to an introduction.

Excel and CSV export

Export the city list with 14 columns to XLSX or CSV and import it into Follow Up Boss, Salesforce, HubSpot or the brokerage CRM you already run.

Alerts on new estimates

Watch your shortlist and get an email when a new estimate lands. A liquidity event is often the moment a principal starts looking for a new home.

How to build a billionaire buyer list in four steps

  1. 1

    Open your market

Pick your city in the table above. For a resort market such as Aspen or Jackson Hole, start from the feeder cities where its buyers live, often New York, Dallas, Chicago and Los Angeles.

  2. 2

    Narrow by profile

Add a minimum net worth that fits the price point and an industry if your inventory suits it, such as tech founders for a Bay Area estate or finance principals for a Greenwich property.

  3. 3

    Export and research

Export to XLSX or CSV, then add what you know: current home, existing broker, family office, mutual contacts. Keep the source columns so the file stays checkable.

  4. 4

    Watch for the trigger

Set alerts on the shortlist. A company sale, a listing or a large share move is a natural reason for the banker or attorney in your network to make the introduction.

Who uses the list

Anyone selling property where the realistic buyer pool is a few hundred named people.

Luxury listing agents

Agents with a $20 million and up listing build a roster of local and feeder-city billionaires and plan private showings through their network before the property goes wide.

Buyer agents and search firms

Teams that represent the very wealthy track who is moving into the market and which principals have just had a liquidity event.

Condo and tower developers

Sales directors pre-launching a branded residence tower size the local billionaire pool and line up introductions for the top floors.

Resort and ranch brokers

Brokers in Aspen, the Hamptons, Montana and Wyoming work backward from the cities their buyers live in, then research each principal.

Selling aircraft or yachts to the same people, or advising them on their money? The billionaire prospecting tool covers territory lists for private banks and sales teams, and the ultra high net worth individuals list shows how many people sit in each net worth tier.

Luxury real estate leads compared

Pick the source by the price point you sell. Below about $10 million a broad wealth screening platform reaches more buyers. At the very top, a named, sourced billionaire list is cheaper and easier to act on.

Where the city data comes from

Each profile records the residence city reported by the public source behind the estimate, such as an annual ranking, a company filing or a press report. Billionaires often own several homes and may list a tax residence that differs from where they spend the winter. A Palm Beach list catches the people who call it home; for seasonal buyers, add the feeder cities and check each profile.

Read the methodology for dating and sourcing estimates before you rely on a figure in a client presentation.

Outreach the right way

A public net worth figure is research, not consent to contact. Follow CAN-SPAM, TCPA and do-not-call rules, your state's real estate license rules and your brokerage policy. The approach that works at this level is almost always an introduction through someone the principal already trusts, and the list is there to tell you who to ask about.

Questions about luxury real estate prospect lists

How do luxury real estate agents find wealthy clients?
Most luxury agents win ultra wealthy buyers through referrals from private bankers, attorneys, family offices and past clients, then back that network with research. A prospect list narrows the field to people who live in or near your market, so each name gets a researched approach and a warm introduction instead of a cold mailer.
Which US city has the most billionaires?
New York has the most in our live ranking, with 132 billionaires whose listed residence is the city. New York, the San Francisco Bay Area and Los Angeles lead the US, followed by South Florida markets such as Miami and Palm Beach. Counts change as fortunes rise above or fall below $1 billion.
Where do billionaires buy luxury homes in the US?
Billionaires concentrate in Manhattan, the Bay Area, Los Angeles, Miami and Palm Beach, and many also own second homes in resort markets such as Aspen, the Hamptons, Jackson Hole and Nantucket. A residence city in a ranking marks the primary address, so treat it as the starting point for a second-home search, not the full map.
How much does a luxury real estate prospect list cost?
BillionaireList Pro costs $49 a month, or $24 a month billed yearly, for filtered exports by city, country, industry and net worth, plus change alerts. Broad wealth screening platforms used by luxury brokerages, such as WealthEngine, sell quote-based annual contracts that cover millions of affluent households.
Can I get contact details for billionaires?
No. BillionaireList sells no personal email addresses, phone numbers or home addresses. Each record gives the net worth, its date and source, the residence city, the industry and the company behind the fortune, which is what you need to plan an introduction through a family office, a company or a mutual contact.
How often is the prospect list updated?
The ranking is rebuilt daily from stored estimates and public records are re-checked weekly. Each figure keeps its own estimate date, so you can see whether a number is from last week or last spring. Alerts tell you when a new estimate lands for a person on your list.
